We work in two stages so each is done right. Day one is prep, where most of the result is won or lost: we deep clean the whole surface to lift dirt, mold, mildew, and algae; we clear the joints of old loose sand, weeds, and growth; and we re-sand the joints to stabilize the pavers and slow weed and ant return.
Day two is the seal, done in the morning so it cures before any afternoon rain: a saturating flood coat that soaks into the pavers, followed by a finish coat (very porous or older pavers may need more, and we tell you up front). For pool decks we add a non-slip additive so the finish is not slick when wet.
We use two-part, water-based sealers only. This matters. Solvent-based, film-forming sealers (especially when over-applied, put down over damp pavers, or sealed just before rain) can trap moisture and contribute to the white, cloudy haze that is the most common way a seal job fails in Florida. Two-part water-based sealers breathe and hold up to the sun, and our process is built to prevent those trapped-moisture failures through proper prep, the right product, and morning timing ahead of the rain. You choose the finish: wet-look (a richer, glossy finish) or natural (a clean matte). We also walk you through sand versus no-sand honestly: sand gives joint stability and slows weeds but costs a little more, while skipping it is cheaper and fine for newer pavers with tight joints.
Organic staining (mold, mildew, algae, general grime) usually lifts during the clean, though very old, deeply set staining may not fully clear. Non-organic stains (rust, irrigation iron, paint, set-in oil) need a separate treatment, are quoted separately, and may not come out completely; we assess that before we quote.
